Welcome to our Greater Denver Real Estate website and blog.  Thank you for taking the time to learn a little more about us and the way we work.  Our goal at The Kuchar Team is to provide you with personal service, the tools and advice to make your real estate buying or selling experience as pleasurable as possible.  There are things that we can do as real estate professionals to make the buying or selling process smoother. We should take as much care and expertise in taking care of our clients as a doctor does in taking care of patients.  Since the purchase of real estate is often the largest purchase that any of us make during our lives, our role in that purchase is an important one.

We believe that an initial buyer or seller consultation is important in determining what is important for our real estate clients and for discovering their wants and needs.  You wouldn’t let a doctor operate on you without first spending time with that doctor to determine their experience and expertise.   When it comes to our health we only want to work with the best doctors and work with doctors that specialize in our illness.  In addition you wouldn’t feel comfortable with a doctor that wants to operate on you without spending the time asking you questions about what is wrong and running specific tests.  You should expect the same level of service from the real estate professional you choose to help you with one of the biggest financial decisions you can make.

What are your needs and wants when finding your next Denver home?

Our interview process involves uncovering your wants and needs for your next home. We discover together what Denver neighborhoods best fit your lifestyle and needs. We need to know what style of home you want.  Are you looking for a Condo, Townhouse, or Single family House?  Does the age of the home make a difference to you?  What size yard, if any, would meet your needs.  What past experience do you have in purchasing real estate?  Do you want a fixer upper or would you like the property turnkey?  Getting a name and phone number then running out to show houses tends to waste the time of both the clients and Realtor.  This may be the way we initially meet you, but an in office consultation will dramatically increase the odds of finding what you want in a Denver home.

What mortgage payment do you feel comfortable with?

We include referrals to mortgage professionals that have proven themselves trustworthy, responsive and honest.  These professionals are up to date on the latest changes in the mortgage industry.  With the recent changes in our economy, the lender that you choose will make the difference between a successful closing or frustrating delays.  We need to be very upfront that if you do not have a down payment, steady provable income and average to good credit the chances are that you will not get a loan.  If at this time you cannot be qualified for a loan, all is not lost, these professionals can coach you so that within a year or so you can be able to get into a home.  Being honest and transparent in the mortgage pre-qualification process will save you future heartache.  You need to know how much you qualify for and what the down payment and monthly costs will be BEFORE going out to view homes.

Real Estate Search Tools

At The Kuchar Team we use technology to assist you in finding the right property when it comes available.  We have the ability to set up very specific home or condo search criteria and have homes that meet your needs sent to you daily, weekly or monthly depending on your needs and timeframe.  We will give you a username and password to your very own account so that you can see the same homes that we find in the MLS IDX.  You can change the parameters of your search whenever you want.  We have online tutorials that you can view and learn how to use the tools.  We realize that one size does not fit all when it comes to buying and selling real estate.  Some clients do not want to use these tools and would prefer that we call them when a property that meets their needs comes available. No problem.  We can do that as well.

Technology with a Personal Touch

The agents that work for The Kuchar Team all use mobile devices to read and send emails, text and call our clients for a fast response.  We use CTM econtracts for a paperless transaction for clients who feel comfortable with the technology. We even have the capability to take a quick 2 to 3 minute video while at a home viewing for our clients to review later from their computer.  It is easy to determine what the property values are within a specific community.  We send the active, sold and pending transactions to you in an email upon request. Our clients today want accurate information and advice within a reasonable amount of time.

Matt Kuchar

I am the Team Leader of The Kuchar Team and hold my license at Cherry Creek Properties LLC. It is my goal to build a business worth owning and a life worth living. I enjoy the personal relationship aspect of real estate and getting to know the people who choose to do business with me. The great thing about real estate is that it allows me to have a flexible schedule and spend time with my family while still meeting the needs of my clients.

I started out in the real estate business way back in 1990 in Orlando, FL. Since that time I have owned real estate brokerages and raised up agents with the same philosophy as I have. I’ve been involved with over 500 successful transactions with buyers and sellers. During 2008 I was the Top Producing Individual agent at Keller Williams Executives and most recently in 2009 had the Top Producing Team at Keller Williams Executives. I represent buyers and sellers of real estate in the greater Denver area.

When I am not busy taking care of the needs of clients and team members I enjoy spending time with my wife Holly and our three children. We are very involved in our church and strive to make Jesus a central part of our lives. Our children are involved is sports, music and theatrics so after that there isn’t much time left for anything else.
