The Kuchar Team Real Estate Commission Structure

  • Regular Listing Commission   ( 5% Total commission with 2.8% of that going to selling agent )  This is a sale where I represent the seller and another agent represents the buyer. The seller has not committed to purchase their next home through me.
  • Regular Listing Commission Without Co-Broke ( 4.5% Total Commission )  This is a sale where I list and sell the home myself without any assistance from any other agent and I do not have to pay anther agent a commission.  The Seller has not committed to purchase their next home through me.
  • Regular Listing Commission Where Seller Also Purchases Through Me ( 3.8% total commission with 2.8% of that going to the selling agent )  This is a sale where I represent the seller and another agent represents the buyer.  The reduced commission is conditioned on seller being under contract to purchase a home through me within 12 months of successful closing.
  • Regular Listing Commission Where Seller Also Purchases Through Me Without Co-Broke ( 3.3% Total Commission )  This is a sale where I list and sell the home myself without any assistance from any other agent and I do not have to pay anther agent a commission. The reduced Highlands Ranch real estate commission is conditioned on seller being under contract to purchase a home through me within 12 months of successful closing.

  • FSBO  ( For Sale By Owner ) Program$2,990 Total Commission                                                                              This program is for an experienced seller that is looking for a licensed agent to write a contract and handle the details through successful closing.  I will treat both buyer and seller as a transaction broker and assist in writing the contract according to the terms both parties have already agreed upon. Services include assisting with necessary disclosure forms, arranging title services and communicating with lenders, appraisers and inspectors.  The fee is $1,000 non-refundable up front with the balance upon successful closing.  This does not include any marketing or advertising.  This will not place a home in the Multiple Listing Service ( MLS )

* Commissions are based on homes in excess of $200,000

* Commission Structure excludes short sales and bank owned properties and is subject to change
